Custom Home Building FAQs
What to Know Before You Build
If you’re thinking about Building a Custom Home in Greenville, SC, you probably have questions about cost, timelines, land, and how the process actually works. Building a custom home is an exciting journey, but it also requires significant time and financial investment. Understanding what goes into the process early on can help you avoid surprises later.
We hope this information is helpful as you begin designing and building your dream home!
What is a Custom Home?
A custom home is designed from the ground up, tailored to the way you live. The structure can be as simple as a guest house in your backyard or as complex as a sprawling lake home in a luxury community. You’ll get to choose everything from the inside out and curate each space into exactly what you envision.
How is a Custom Home Different From a Semi-Custom Home?
Many homeowners researching custom homes in Greenville are surprised by how different a true custom home is from a production or semi-custom build.
One way to compare “custom” and “semi-custom” is to think of it as a coloring book versus a blank sheet. Semi-custom homes typically begin with a standard floor plan that is modified.
Custom homes are built specifically for you, personalizing the bones of the home, not just the finishes. When working with a Custom Builder, you have complete freedom to choose everything about your home. You’ll feel the difference when you experience life in a space designed around the way you live.
How Much Does it Cost to Build a Custom Home?
One of the most common questions we hear is: “How much does it cost to build a custom home in Greenville, SC?”
When making a financial decision this large, you should know exactly what you’re committing to. Since each custom home is unique, designed for a specific family and lot, costs cannot be lowered by standardized plans, bulk material pricing, or mass-production efficiencies.
Luxury custom builders like Ferguson Builders typically start at $350+/square foot and can quickly increase as luxury materials are added. The exact cost will depend on the scale and complexity of the project. Read more on our blog about the Cost of Building a Custom Home.
What Does “Fixed Price” Mean in Custom Home Building?
It’s common in the industry for large-scale construction projects to run over budget. Beware of the “guesstimate” price that many contractors will provide. We believe that once you’ve signed a contract, the cost of the deliverable outlined in the contract shouldn’t change. Our Fixed-Price Model gives you peace of mind, knowing your costs won’t increase throughout the project.
How Long Does it Take to Build a Custom Home?
Most custom home builds take 10-18 months or longer to construct. This does not include the design and planning phases, which can take 6-10 months. Many factors influence these timelines: the square footage of the home, the features included, and your decision-making style.
Do I Need to Own Land Before Starting the Process?
Asking if you should buy land before talking to a builder? We’re happy to meet with you to discuss your custom home before you purchase land!
It can be helpful to talk through concerns like access, lot clearing, slope, flood zones, and other factors before purchasing. Having those discussions early on may help you avoid costly adaptations like retaining walls and equipment limitations. However, progress in planning will remain limited until the lot is purchased and a topographic study has been completed.
What does the Design Process Look Like?
Our detailed design process includes 3 phases: Concept Design, Schematic Design, and Design Development. To learn more, read about Our Process.
This phase is all about discovering your big-picture vision; the details will come later. We’ll learn how your family lives, what you need out of each space, and how you want it to feel.
Next, we’ll work through different layouts/structures. How many stories? Do you want a basement? Garages? Open floor plan or distinct spaces? We’ll talk through options, then narrow down which one to develop.
This phase overlaps with schematic design, as we fine-tune the floor plan and make key selections that will influence how the house is laid out. By the end of this phase, you’ll know the exact dimensions and feel of each room.
Selections come later in the process. At this stage, we customize all the finishes, like countertops, cabinets, plumbing, appliances, lighting, and hardware. We love to include details in the things people don’t think about, including interior doors, ceilings, and custom hardware, which make all the difference.

How Involved Do I Need to Be During Design?
As little or as much as you want! You get to participate in the parts that are fun for you, and you can lean on your designer for decisions you're stressed about.
Can I make Changes Once Construction Starts?
Absolutely. Changes made during construction are called change orders. We are happy to make adjustments as needed, but adding scope to the project may delay progress and can incur additional costs. The further into the project a change is made, the greater the impact.
