1200 Sq Ft Home Addition

When our client set out to find her forever home in Simpsonville, SC, she faced a dilemma: build a Custom Home or Remodel? She wanted plenty of space for visiting family and friends and had specific luxury features she wanted to incorporate. In the end, she chose to transform an existing home—and the results are stunning. Let’s discuss why remodeling made sense for this client.

  • Therefore, a new 4,000 sq ft home would start at $1 million, before luxury upgrades
  • Remodeling allowed for complete customization at a more cost-effective price

 

The homeowner chose a 3,100-square-foot home in Five Forks and planned a full-home remodel with our Design Team. The remodel included Aging-in-Place considerations and a 1,200-square-foot addition. The goals were to extend the living area on the main floor, relocate the powder bath, redesign the kitchen layout, expand the laundry room, and update all the bathrooms with a focus on the primary suite.

Living Space & Sunroom Addition

We extended the living area out 20 feet to create a sunroom, with large glass doors that allow natural light into the space. It includes a custom wet bar with a marble tile backsplash, perfect for hosting dinner parties! Adjacent to the sunroom is a laundry/mudroom – a practical piece addressing several specific needs: more space for washing clothes, a transition area for the dogs, and a better area to bathe them. We also refinished the hardwood floors, shifting from the dated orange tones to the more modern lighter matte finish trending in Flooring Finishes.

Kitchen Expansion & Remodel

To open up the kitchen, we removed the surrounding walls and installed a 24-foot structural beam. Our Custom Cabinetry line enabled us to achieve a two-toned look with double-stacked upper cabinetry, creating additional display space with interior lighting. Fantasy Brown Granite countertops add warmth and movement. The luxury Cafe Appliance package features all-white appliances with gold trim – tying into the lighting, hardware, and fixtures. Some unique appliances include a double-drawer dishwasher, a pull-out microwave, and a trash compactor.

Primary Suite Addition

Nature is a source of respite for this homeowner, so she wanted her backyard to be very visible throughout the home. In the Primary Suite, we added a beautiful sunroom sitting area with nearly a 180-degree view to enjoy the backyard's serenity. The arched doorway is just one more custom detail that makes this house feel like its own work of art.

Primary Bathroom

In the Primary Bathroom, we completely redesigned and expanded the footprint to include a spacious zero-entry shower, double vanities, and a toilet room. To ensure safety and accessibility for aging in place, the bathroom features non-slip surfaces and a shower bench, eliminating tripping hazards. The shower's mosaic tile inlay and stone pebble tile are focal points that reflect the client's love for nature.
 

 

Custom Closet

The real star of the show is the massive walk-in closet. It’s fitted with custom storage on every wall for each accessory and article of clothing. A central island offers drawer storage and makes it easy to lay out items while dressing. There’s even a small bench for putting on shoes!

Exterior Upgrades

Curb appeal dramatically increased with a few upgrades: new garage doors, porch columns, and a travertine entryway. The Mahogany double door ties it all together!
