Not all “Custom Builders” are Truly Custom
It’s not uncommon for homeowners to sign with a “custom builder”, only to discover mid-process the builder was semi-custom, meaning the homeowners couldn’t choose exactly what they wanted. Instead, semi-custom builders give a limited selection of options for the homeowner to choose from.
Define Custom?
What does “custom builder” really mean? Custom means the client is in control of every detail, from the floor plan to the finishes. It means that you design your home to fit your preferences and lifestyle. It should not mean that you choose from a list of 4 floor plans, 3 cabinet styles, and 5 tile colors.
Pros & Cons of Semi-Custom Builders
If you like the style and quality of every selection the builder offers (floor plan, countertops, tile, plumbing fixtures, etc.), a semi-custom builder may be right for you. However, our clients often find that the builder-picked selections do not include particular items or features they were looking for. By that point, the contract has been signed and it’s too late.
Now What?
When the client asks for different products or finishes, the semi-custom builder usually doesn’t want to make the changes. They will often advise a dissatisfied client to finish the home and then find another custom builder or remodeler who will install what they actually prefer – after the home has been completed with the semi-custom product line.
