Reason for the Remodel
This stunning home is situated in the Cobblestone Community in Simpsonville, SC. Our Clients called us with two concerns: wood rot and usability. The home, built in 2009, had an aging deck with structural issues such as rotted columns, railings, and nearly rotted under deck joists. Additionally, the stairs were inconveniently located at the driveway, requiring homeowners to walk all the way around the back of their home to access the pool from the second story.
Four Season Sunroom Addition
The most significant impact on the usability of this space was closing the screened porch and converting it into a four-season sunroom. We worked within the existing footprint and framing of the vaulted space, which required ordering custom windows and doors to fit properly, maintain visibility to the pool, and maximize natural light.
The new space is a beautiful respite that has practical value as well. With their new climate-controlled sunroom, our clients can enjoy this part of their home and their backyard view year-round. The space is heated and cooled by a mini split HVAC system. The new heavy-duty sliding doors and wall of windows are energy efficient and weather–resistant.
Cedar Pergola
A beautiful Cedar pergola elevates this portion of the deck, providing additional shade and texture to the space. The natural wood pairs nicely with the composite decking material adding visual interest. Cedar is naturally weather and pest resistant, so though it is a natural material, it will withstand any weather conditions!
Additional Stairs
Around the other side of the deck, we added a new set of stairs that decends directly from the deck to the pool area without obstructing the view. The landing area halfway down is the perfect spot for grilling out while keeping the grill out of walkways! The integration of these new stairs is seamless and practical!
Screened Outdoor Space
The space underneath the deck was underutilized. As part of our project, we added an awesome movie area with a projector, drop-down projector screen, built-in speaker system, and radiant heaters. The surrounding screens are motorized rollup, adding multiple entry points and improving the flow from the pool to the shaded area.
Wood Rot Solved
When our team encounters wood rot in a remodel, we go beyond a simple repair. Instead, we find the root issue and address it, so the problem does not reoccur. The original builder did not properly install the structural wood posts holding up the deck. The wood post rested directly on the stone column, allowing water to wick up into the beam and cause wood rot. When we replaced these columns, we installed a Standoff Metal Bracket on the end of the posts, holding it up off of the flat stone surface and away from any moisture. A decorative wood trim surrounds the outside to hide the bracket and tie everything together.
Outdoor Oasis Transformed!
Though the layout of this space changed very little, its usability drastically improved with added doors, entryways and stairs. The entire deck was replaced and rebuilt, fixing the maintenance and wood rot issues. This sunroom and deck will make an amazing space for relaxing, hosting, and socializing this summer!
